Cancellation / Refund Policy

By booking with 7 Spruce Lodge, our agreement is a legal contract, and you agree to our terms and conditions. Should your travel arrangements change, please inform us as soon as practical to allow the most time to possibly re-allocate the home and reduce the amount of your cancellation fee.

If you need to cancel the booking due to adverse weather conditions affecting your ability to travel or exceptional family circumstances such as a medical emergency requiring hospitalization or an immediate family members death, we are happy to transfer your booking to another date within the current season (if availability exists).

If there is no attempt to inform the property of your need to cancel or reschedule and you do not arrive for your reservation, then the entire balance of your booked stay is forfeited.

Peak-Season Cancellation Policy (Father’s Day Until Labor Day Weekend)

Cancellations must be made more than 45 days in advance of your check-in date to avoid the cancellation fee.

Any cancellations made more than 45 days prior to your arrival date will not be charged any cancellation fee and 100% of charges will be refunded.

Cancellations made within 30 – 45 days of your check-in date will be subject to a fee, equal to 50% of the entire reservation balance unless the home is reserved by a new guest.

Off-Season Cancellation Policy (Opening day up to Father’s Day weekend & after Labor Day until winter shutdown)

100% refund of deposit/ no fees charged when reservation is cancelled 30 or more days before check-in date.

50% refund of entire stay is given if cancelled 14 – 29 days before check-in date.
